Whether you're on your first lot or your third build, the difference between a smooth project and a stressful one often comes down to preparation. Here are 10 essential tips from the team at Astoria Builders.
Know Your Lot Before You Design
Every lot in NWA is different — soil conditions, drainage,
setback requirements, and orientation all affect your
floor plan and your budget. Have your lot assessed before
you finalise any design decisions.
Set a Realistic Budget — With a Buffer
Your build budget should include a 10-15% contingency
for unexpected costs. Material prices, site conditions,
and design changes mid-build can all affect the final
number. Plan for it upfront.
Choose Your Builder Before Your Plans
Your builder should be involved in the design phase — not brought in after the architect has finalised everything. A good builder will catch constructability issues and cost inefficiencies before they become expensive problems.
Prioritise Layout Over Finishes
A great floor plan with modest finishes will always outperform a poor layout with expensive materials. Get the layout right first — you can upgrade finishes later. You can't easily move walls.
