Astoria Builders has officially completed its 200th residential project across Northwest Arkansas — from a first kitchen remodel in Fayetteville back in 2009 to a full custom home build in Bentonville in 2026. Here's a look back at the journey, the people, and the homes that got us here.

When Edwin Vargas founded Astoria Builders in 2009, the goal was simple — build homes in Northwest Arkansas the way he'd want his own built. No shortcuts, no runaround, no subcontractor roulette. Just honest work, quality finishes, and a team that shows up when they say they will.

Seventeen years later, Astoria Builders has completed its 200th residential project across Northwest Arkansas — and that simple goal hasn't changed.

From the First Project to the 200th

Astoria's first project was a kitchen remodel in Fayetteville. The client was a young family who wanted to open up their layout and replace dated cabinets and countertops. The project came in on budget, on time, and that family referred three of their neighbours in the following twelve months.

That referral-driven growth defined Astoria's early years. Without a marketing budget or a large team, the company grew project by project, neighbourhood by neighbourhood, through the quality of its work and the reputation it built with every client.

By 2015, Astoria had expanded into full home additions and its first ground-up custom home build — a four-bedroom family home in Rogers that remains one of the team's proudest projects. By 2019, the company was serving all of Northwest Arkansas across fourteen communities. And in 2026, project number 200 — a full custom home build in Bentonville — was completed and handed over to a family who had been planning their dream home for three years.

What 200 Projects Teaches You

Seventeen years and 200 projects across NWA teaches you things that no amount of training can replicate.

It teaches you that communication matters more than almost anything else. The clients who are happiest at the end of a project are the ones who felt informed and respected throughout it — not necessarily the ones whose projects went perfectly smoothly.

It teaches you that every home is personal. Behind every project is a family with real hopes for the space — a kitchen where they'll cook together, a bedroom addition for a new baby, a safe room that will protect them when the sirens go off. Taking that seriously on every single project, regardless of size or budget, is what defines the difference between a contractor and a builder.

It teaches you that Northwest Arkansas is a special place to build. The region has grown enormously since 2009 — and with that growth has come a homeowner base that cares deeply about quality, values local relationships, and rewards contractors who deliver on their promises with loyalty and referrals that no advertising budget can replicate.
