A full renovation of a compact two-bedroom home in Oklahoma — transforming it into a three-bedroom property with attached bathrooms, open-concept layout, new metal roofing, board and batten siding, and timber detailing throughout. Completed on budget for an out-of-state homeowner.
Project Description
This renovation began with a detailed remote consultation to understand the client's vision and budget constraints. Key scope items included:
Roofing: Full standing seam metal roof replacement in dark charcoal — replacing the original red metal roof throughout.
Exterior: New white board and batten siding installed across the full exterior, black trim detailing, and timber window shutters fabricated and fitted to all window openings.
Porch: New covered front porch with timber frame structure and concrete slab — added as part of the exterior transformation.
Interior Reconfiguration: Floor plan redesigned from two bedrooms to three, with attached bathrooms added to the layout and an open-concept living, dining, and kitchen space created.
HVAC: New HVAC unit installed on the exterior — visible in finished photos.
All work permitted, inspected, and completed by the Astoria Builders team. Remote client managed entirely through digital communication throughout the build.
Challenges and Solutions
Challenge: Out-of-State Client Management
The homeowner was based in Oklahoma throughout the entire project with no ability to visit the site regularly. Every decision, approval, and update had to be handled remotely.
Solution: The team established a clear communication rhythm from day one — regular photo updates, written approvals for all material selections, and a single point of contact throughout. The client never felt out of the loop despite never being on site.
Challenge: Maximising Space in a Compact Home
The original two-bedroom footprint was small. Adding a third bedroom and attached bathrooms without expanding the exterior walls required precise space planning before any demolition began.
Solution: The interior layout was fully redesigned on paper before demo started. Every square foot was accounted for — the third bedroom and bathrooms were achieved through reconfiguring partition walls and eliminating wasted circulation space in the original layout.
Challenge: Exterior Transformation on a Budget
The client wanted a high-end modern farmhouse exterior — metal roof, board and batten siding, timber details — without a premium budget.
Solution: Material selections were made early and locked in before work began to avoid mid-project price changes. Timber shutters were fabricated on site rather than sourced as custom orders, keeping costs controlled without compromising the finish quality.
